Rentals run from Saturday to Saturday (unless otherwise agreed):
- arrival times: between 4 p.m. and 6.30 p.m.
- departure times: before 10.00 a.m.

any delays or variations must be communicated at least 48 hours before arrival.

No refund will be given if the guest is unable to take up residence of the property on the expected day or at the scheduled time owing to travel problems. The same rule applies to early departure.

Methods of payment:

· 50% of the total amount within 7 days of rental confirmation
· The balance is due 60 days before the start of rental period
· If the reservation is made less than 30 days from the date of arrival, the entire amount is due within 5 days of rental confirmation.

To be paid by bank transfer
1) The reservation is confirmed upon receipt of the deposit, and the signed copy of this contract is returned to our office.
2) The contract is confirmed by payment of the deposit; in the event of failure to pay within the terms of the above mentioned deadlines, the rental will be considered cancelled within five days. Where the rental agreement is made 30 days or less before the start of the rental period, the entire balance must be paid to finalize the contract. Failure to pay the balance of the rental (8 weeks before arrival) leads to automatic cancellation of the rental and the loss of the deposit.
3) In the event of cancellation on the part of the tenant, he/she will be entitled to the reimbursement of the rental fee, subject to the deduction of the following penalties:
30% of the total rental fee if the cancellation is notified within 60 days of the start of rental period;
50% if cancellation is notified between 59 and 30 days before the start of rental period;
80% if cancellation is notified betwenn 29 and 15 days before the start of rental period;
100% if cancellation is notified within 14 days before the start of rental period.

A refundable safety deposit of Euro 1.000,00 has to be paid prior to arrival, together with the final balance
of the Villa rental, meaning 1 month prior to arrival for any damage or extra charges, otherwise the owner is
entitled to refuse access.
